Unique holiday home situated on a secluded lagoon

in Wroxham at the heart of the Norfolk Broads

Backwater is a contemporary waterside holiday let in a serene setting with panoramic views over a private lagoon enclosed by Broadland carr woodland.

The house, designed by award winning practice Platform 5 Architects, was completed in 2016.

The timber framed house has three pitched roof bays, echoing the form of local boatsheds; each bay has a different internal volume and offers framed views of the lagoon. The house is clad in western red cedar shingles, a traditional material forming a unifying ribbon element that emphasises its classic Broads silhouette.

On the southern, lagoon elevation a deep canopy creates a sheltered outdoor area where you can enjoy a gin & tonic on a warm evening even in the rain. Inside you will find a sleek, comfortable well-equipped home.


Backwater has a fully-equipped kitchen, microwave, dishwasher, washing machine, drying cabinet, toaster and Gagia coffee machine.

There is parking for up to three cars.

A highchair and travel cot is available on request. However, the property has water on three sides and is not guarded. Children must be supervised at all times when on the deck.


In summer dangle your feet in the water from the jetty and in winter, curl up by the fire or read on the day bed in the library.


Backwater has water on three sides. The two downstairs bedrooms open on to the east deck while the lounge opens on to the west deck. The dining room and canopy look over the south deck. Throughout the summer the lagoon is full of waterlilies and wildlife, including our own otter family. Dragonflies dance over the water in August.

You can moor your own boat along the east deck for easy access to Wroxham Broad and the River Bure.

Bedrooms & bathrooms

Backwater has four bedrooms; two doubles, a twin (which can be converted to a double) and a small twin room. The house can sleep 8 comfortably. The master bedroom has a king-sized bed and an ensuite with a walk-in shower. The main bathroom serves the two bedrooms on the ground floor.

The property has a ramp to the ground floor. Two of the bedrooms and the family bathroom are fully accessible.


Children and babies are welcome, however Backwater is open to the water on three sides and children must be supervised when on the deck.
